Case Skanska: Achieving BIM Requirements
Joel Öman works as a Digital Leader at Skanska Sverige AB. He has almost 6 years of experience in BIM and digitalization in the building industry. In his work, Joel concentrates in creating more efficient ways of using software in order to save time and money in projects of all sizes.

How you manage communication with designers if there are errors after checking models?
Joel Öman: Either through PDFs or the BCF format which both can be exported from Solibri. Or we use BIMcollab, which is a cloud based service to export BCF files directly to the designers own software, very convenient, but there are extra costs.
Do you find it hard to get the building advisors to add the information you want? Often we get told that it is too much work and time consuming?
Joel Öman: Yes, some are not really there yet. But we try to assist our designers in projects as much as we can. We still want the project to be as successful as possible, the advantage we currently have is that BIP is becoming more and more of a standard.
Are the models generally shared in native, or in IFC format?
Joel Öman: IFC format is the most widely used format of exchange. In some projects, where there's a demand from the client to run a certain software, there may be deviations, but since Solibri only handels IFC-format (and 3D-dwg to some extent) files it is the format of choice if Solibri is used.
How do you check 2D and BIM compliance?
Joel Öman: The easiest way is to compare the amount of objects (windows/doors) in the schedules provided by the Architect to that of the Take-off in Solibri. But that is just for separate objects.
What happens with the model after handover? Do your clients use some kind of FM system to import the data into?
Joel Öman: It is what we're striving for. Some projects are interested in this, although there's a big question on what file format to use, how long will it be valid and what service to use, if Clouded.
Did you specify certain elements that could be trusted 100?
Joel Öman: Most construction objects drawn in the Tekla software are true to the real objects, which also mean that the information in the model corresponds with reality. Other than that, I would say installation models, providing the Property Sets are included.
Great process, how did you secure that the KMI was implemented correctly?
Joel Öman: We use the KMI-test built from the Ruleset Manager in Solibri. It is very customizable.
Is the KMI the same as a BIM manual?
Joel Öman: Yes. Basically. But compared to our old BIM Manual, we've taken away stuff like "if and or", just keeping it to "yes or no".
Do you use any international or European standards to classify the construction elements?
Joel Öman: Yes, Euro-code is used on beams/columns aso.
Do you use COBie at all; do you use classifications to map BIP to COBie?
Joel Öman: COBie is not used (to my knowledge) in Sweden. But the idea is the same.
Do you use BIP and CoClass rulesets?
Joel Öman: BIP Rulesets. CoClass has sadly not gotten the attention it needs to stay on track. Would love to see more initiative regarding this.
Are BIP added as Classification Reference or Property?
Joel Öman: Property (set).
How is element classification made? Who and how is it made and what classification system is used?
Joel Öman: Classification of objects is normally done by the IFC export in the drawing software. But if you want to re-classify or "bundle" objects in other classification properties, it is made via the Classification View in Solibri.
How far do you use classification systems in your company? Which system? For what uses?
Joel Öman: Classifications are used when there's a need to bundle together certain objects into a common ITO. Like, for instance the reinforcement in different stages. It is, however, not widely used.
In beginning, what's your standard for placed project relative to the origin (0,0,0) of the project coordinate system. What's your principles for that?
Joel Öman: The Architect chooses the initial placement relative to the world coordinate, and the other disciplines have to follow this. It is one of the first things we check when merging models.
How and where do you implement the phase information (Etappe)?
Joel Öman: It can either be "pushed" into the IFC file through programs like SimpleBIM or, if the project has had an early dialogue with the Site manager, already in the drawing phase.
Can you create rules that check if all HVAC objects are connected correctly or if there are gaps?
Joel Öman: Yes, through the 231 Ruleset.
Would it be possible to get the filters from the information takeoff definition and the template for the report? E.g. other resources for Solibri? Like Rulesets for checking?
Joel Öman: It is possible to run a checking with a Ruleset and then make a Report of the findings in the Checking via Communications.
I could see several extra tabs. Are you developing your own plugins to enhance the workflows?
Joel Öman: Some projects are using their own tabs, yes. Some tabs are automatically generated from the drawing software, when choosing to export one, you get them all.
Do you think Solibri, if well configured in association with dashboards, is assisting in the progression towards drawing-less delivery? Resistance from site wanting drawings?
Joel Öman: The problem is that there are still areas where the 3D-model still isn't perfected, like for instance when it comes to construction details and inside wall or roof construction. The drawing tools today are not that complex/advanced yet. So drawings are still highly needed. Though they could be totally digital without having to print them.
How do you do issue management?
Joel Öman: We use the Communication View in Solibri and create views from the Clash/Collision test. Whereas the issues are generated from the different disciplines being tested against each other.
Do you / how often do you use Solibri for 4D BIM - Construction Sequencing? Interested to hear how contractors have found this form of BIM?
Joel Öman: Solibri lacks the Timeliner feature, found in for instance Navisworks. So 4D is not really an option per say. Though, we have made Communication "slideshows" which are kinda like 4D-stills. (Assembly stages for Installations aso.)
Do you add information to the model during construction phase?
Joel Öman: We're actually looking into that too, like for instance scaffolding and phase/stage.
Are you looking into how you can use Solibri in maintenance part?
Joel Öman: No. Not as of now. It is a good tool for looking at properties that are inserted during the design phase, but it is not possible to add or change properties later, which means you cannot change a property if something is replaced.
What CAFM platform is that?
Joel Öman: Navvis. Supported by BIMeye.
What is the program you use for the modelling ? // What is your BIM Authoring Tool? ARCHICAD or Revit? Which software best to use for Solibri?
Joel Öman: In Skanska Sweden, Revit is used. But both ArchiCAD and Revit are of course capable of exporting IFC, which means both work good with Solibri. ArchiCAD though, has strong connections with Solibri since they are both owned by the same company.
Dear Joel, can you share differences between Revit and Solibri?
Joel Öman: Revit is a drawing tool, Solibri is a reviewing tool. You use Solibri to review models that are produced in Revit. You cannot alter objects in models in Solibri.
Is Solibri best suited for Archicad or Revit?
Solibri: Solibri reads IFC files and IFC as a open standard can be exported by many authoring tools, so not just Archicad or Revit.
How do we know which ruleset shall we use to check for different type model. Is there any example for every ruleset? Because sometime you will be not sure are you choose the correct ruleset.
Solibri: There are example rulesets for each rules that can help you with choosing the correct rule. You can see those when you go to the ruleset manager. You can also check out the online help to get started.
Can Solibri take an ITO of ducts with the part of the duct that is puched inside other parts? If it is 1m between 2 parts, the duct is 1.2m and not 1m.
Solibri: The quantities are taken from the actual dimensions of the components. If the components are inside each other, they would cause a clash in the checking.
Regarding hardware: since we have a minimum of two models joined in one (Architectural + Structural) with all the element properties included, how demanding is Solibri? Is it a multi-threaded software, meaning is a multi-core processor would be better than one with a higher clock rate?
Solibri: Some parts of Solibri, e.g. checking, is using multi-threading, and a good graphics card also plays a role when navigating a model. The sizes of models doesn't indicate always how well it will perform in Solibri, it also depends on the complexity of the model. There have been improvements to performance in almost every Solibri release lately and also will be in the future.
